Grand designs home plans developing

Plans to turn a former service reservoir in to a Grand designs-style home are developing.

Property investment company Illuminating Investments announced this week that it has formed a joint venture partnership with PDS Construction to buy and develop an exceptional, one-of-its-kind property in Bardsey.

Together they have acquired the former service reservoir on Wyke Lane between East Keswick and Bardsey with full planning permission to convert it into a 4,000 sq ft Grand Designs-style home.

Commenting on the purchase Illuminating Investments director David Aspland said: “We are absolutely delighted to have been successful in securing this site and can’t wait to get started.

“It’s a remarkable opportunity to create an outstanding home in a stunning location.

“Development opportunities like these don’t present themselves very often.

“Thanks to the contours of Wyke Ridge, the house will be largely hidden from the outside world but will have spectacular uninterrupted views across the countryside to East Keswick and Harewood.”

He added: “We are excited to find a buyer for the property so we can start adapting the design to suit their exact requirements.

“While we’ve been negotiating this deal I’ve imagined quite a variety of people this opportunity would appeal to.

“It would make a fabulous eco-family home with a living roof and wildlife enhancing landscaping; it could be the perfect high-design residential complex for a successful sportsperson complete with state-of-the-art fitness and entertainment suites or a wonderfully secluded lair for a Bond villain!”

The Old Reservoir’s sale price is expected to be in the region of £1.75m depending on the buyer’s specifications. Preparation work is planned to start in April with completion scheduled for early autumn.

Illuminating Investments and PDS Construction bought the two acre site from Keyland Developments Ltd, the property trading arm of Kelda Group and sister company of Yorkshire Water.
