Developers have three years to begin building 14 houses on land adjoining Bowcliffe Road now the plan has received full permission.
Originally submitted in March 2012 by applicants Keyhaven Homes Ltd and Homes By Woodford Ltd, the application was withdrawn in June following an email to Leeds City Council (LCC) from agent John Paley Associates.
It was, however, resubmitted a year later. According to LCC, once withdrawn the applicant may submit, without paying a fee, another application for the same character or description of development on the same site or part of it within 12 months of the original submission date.
Now permission has been granted, work on the site can begin once details and sample of surfacing material have been submitted to the local planning authority.
This means any materials used for the walls, roofs, windows, doors, gutters, drainpipes must be approved prior to any actual construction.
The local authority, in this instance LCC, also stipulated in their decision to grant full planning permission that artificial stone would be unacceptable as the visual impact of the development must fit in with the area’s character.
Site access also has to be approved, with a focus on safe highway use and disabled access, and full details of cycle/motorcycle parking and facilities have to be submitted to LCC.
The strip of land, which is approximately 35m wide by about 240m long, is adjacent to Bramham Beck, which runs along the western boundary.
According to developers, work will begin on the site in October this year and it will probably be an 18 month build depending on how sales go.
